How long does this take?+

Notice is 3 days. JP filing to hearing is typically 10-14 days. Total from intake to lockout, when needed, is usually 25-40 days. Faster than most people expect.

What if my tenant pays before court?+

Great. You owe us only the work we did. If we filed but didn't go to court, you pay notice + filing. If we only sent notice, you pay notice. We don't bill for work we didn't do.

Do I need a lawyer?+

Not at JP court. Texas Rule 500.4 lets us appear as your authorized agent. If the tenant appeals to county court, you do need an attorney, and we have one ready (Hilton Kong) at flat-fee terms.
